This where I started at? Frankly, you don’t want to do anything. It’s the hardest part for big brain people to understand. Most people don’t have a clue and miss this gold nugget completely which is an energy killer before you ever get started.  In fact it is more important to listen to the seller’s pain and take it in or fake it; until you make it by pretending as if you are taking it in. The seller must create a connection with the investor to build trust and confidence to believe that you can get the job done. This is more easily said than done, by the way. The average person is so eager to express their great wealth of knowledge to provide the seller with their creative and innovative alternatives, strategies and solutions prior to creating rapport, creditability and confidence.

In corporate America I was taught to be soluble. In other words I was trained to react to problems by creating quick solutions. This is obviously the wrong approach; whenever dealing with sellers.

The distressed seller needs a cure and 90% of the time the personal problem needs a cure. to open the seller up to deal intelligently with his financial problems at hand.
